Most people expect an easy opener because the word Essentials is in the title. In practice roughly half the exam sits on the legislation modules, and that is exactly where unprepared students lose the marks.
Where students lose marks in the Course 1 exam
After years of teaching this course, the same four things account for most of the failures we see. None of them are about intelligence.
- Treating TRESA as background reading rather than the core of the exam
- Confusing terms that look alike: freehold and leasehold, easement and encroachment, licence and lease
- Skimming land description and registration because it feels dry, then meeting it in a third of the questions
- Assuming two hours is generous, then running out of time on the scenario questions

Questions about Course 1
How hard is the Real Estate Essentials exam?
It is the shortest exam in the program at two hours, which leads people to assume it is the easiest. The pass rate does not really support that.
The difficulty is not the concepts, it is the precision. Questions turn on the exact obligation a salesperson carries in a given situation, so an answer that is broadly right is often still wrong.
How long does Course 1 take to complete?
The official guidance puts it at roughly 40 hours of study on average, with a wide range either side depending on background. You get 21 weeks of access.
With condensed notes most of our students get through the material considerably faster than that, which matters when the access window is the deadline that bites first.
Should I start tutoring before or after I begin Course 1?
Before, if you can. Starting together means we set the plan while the whole 21 weeks is still ahead of you, and you never read a page you did not need to.
That said, most people come to us partway through, and a good number after a first attempt at the exam. None of that is a problem.
What do I have to pay the provider, and what do I pay you?
The course fee and the exam fee are both set by the official education provider and paid directly to them, or to their examination partner in the case of the exam. Nothing for the program itself comes to us.
Our tutoring is separate and quoted on what you actually need. There is no contract and nothing renews automatically.
