Simulation Session Coaching and Exam Prep
The two simulation sessions are the only part of the program you cannot do at your own pace, in your own time, from your own kitchen table. Nine days of mandatory attendance, an exam after each, and a waiting list that decides your timeline more than your study speed does.

What the simulation sessions actually involve
You practise the real work of a transaction with an experienced agent coaching you, and you are assessed as you go. Not a lecture, and not something you can catch up on afterwards.
Session 1: five days and 35 hours on residential transactions
Working through every stage of a typical residential deal
Covering property types including single family homes and condominiums
Then Simulation Exam 1, three hours and invigilated
Session 2: four days and 24 hours on commercial transactions
Industrial, retail, office and commercial condominium property
Focused on what differs from the residential process rather than repeating it
Then Simulation Exam 2, three hours and invigilated
Simulation 1 comes after the Course 3 exam and Simulation 2 after the Course 4 exam, so they sit in the middle of the program rather than at the end. Both run either in person or virtually, and either way attendance is mandatory on every day.
Where simulation sessions cost people time
Almost nothing goes wrong here for academic reasons. It goes wrong for logistical ones, and those are the easier kind to prevent.
- Booking late, then waiting for a section to open while the 24 month clock keeps running
- Arriving without having seen the forms, which turns coaching days into catching up
- Not arranging time off early enough for five consecutive working days
- Treating the simulation exam as a formality because the session felt like practice rather than study
How we coach the simulations
Our job is to make sure the days themselves are spent practising judgement rather than meeting the paperwork for the first time.
The forms, before you walk in
We work through the documents a transaction actually uses so they are familiar on day one. This single thing changes how much you get out of the session more than anything else we do.
Rehearsing the tasks
Listing, presenting, negotiating and closing, run through with a licensed agent before the assessed version. The first time you do it should not be the time you are being marked.
The simulation exams
Both are three hours and invigilated, and they test the session rather than the eLearning. We prepare for them specifically, because they are a different animal from the theory papers.

Questions about the simulation sessions
What actually happens in a simulation session?
You work through the stages of a real transaction with an experienced real estate professional acting as your coach, in a structured classroom setting, and you are assessed as you go. The residential session covers property types including single family homes and condominiums. The commercial one covers industrial, retail, office and commercial condominium property.
It is the closest thing in the program to doing the job, which is exactly why it is mandatory and why it cannot be made up later.
Can I do the simulation sessions online?
Sessions run both in person and virtually depending on what is scheduled when you book. Either way attendance is mandatory on all days and you are expected to arrive on time.
Virtual is not a lighter option. It is the same hours and the same assessment, just from a different room.
How far ahead should I book a simulation session?
As early as you are eligible, and earlier than feels necessary. The provider is explicit that you may need to wait for a session, and that some buffer time between program elements should be expected.
This is the single biggest reason a four to six month plan turns into a twelve month one. It is not the studying. It is the weeks spent waiting for a session that was fully booked when you got round to looking.
How hard are the simulation exams?
They are three hours each and invigilated, the same length as the Course 2, 3 and 4 papers, and they carry the same weight in the sequence.
Students underestimate them because the session felt practical rather than academic. The exam still tests you properly, and a fortnight can pass between the session and the sitting, which is long enough to lose detail that felt obvious at the time.
